dc.description	As result of the increase in population in urban centers, a new type of building has had a greater impact on the urban landscape, the apartment tower. This typology changes the dynamics of socialization between neighbors and eliminates the neighborhood condition as they are separate architectural objects from the city. Due to economic interests, these developments have reduced living spaces as much as possible, offering units between 30 and 70 m2 without access to proper lighting and natural ventilation or outdoor spaces such as balconies or patios. The quality of life of the inhabitants is highly deteriorated due to these high-density housing formats, affecting moods and interpersonal relationships. This article analyzes the development of this typology, giving a historical and social perspective of its beginnings as part of modern architecture and its future potential in the current context. The objective of the study is to offer both architectural and social management and organization alternatives that allow real estate development that contributes to better sociability in the city and a better quality of life for its inhabitants. dc.description	Como consecuencia al aumento de población en los centro urbanos, una nueva tipología de edificio ha tenido un mayor impacto en el paisaje urbano, la torre de apartamentos. Esta tipología cambia las dinámicas de socialización entre vecinos y elimina la condición barrial al ser objetos arquitectónicos separados de la ciudad. Debido a intereses económicos, estos desarrollos han reducido al máximo los espacios habitacionales, ofreciendo unidades entre 30 y 70 m2 sin acceso a una correcta iluminación y ventilación natural o espacios exteriores como balcones o patios. La calidad de vida de los habitantes se ve altamente deteriorada debido a estos formatos de alta densidad habitacional, afectando estados de ánimo y relaciones interpersonales. Este artículo analiza el desarrollo de esta tipología, dando una perspectiva histórica y social de sus inicios como parte de la arquitectura moderna y su potencialidad futura en el contexto actual. El objetivo del estudio consiste en brindar alternativas tanto arquitectónicas como de gestión y organización social que permitan un desarrollo inmobiliario que tribute a una mejor sociabilidad en la ciudad y una mejor calidad de vida para sus habitantes. Haciendo énfasis a la relación simbiótica entre la pequeña escala del edificio de vivienda e interior doméstico y la ciudad como construcción colectiva.	es-ES
