Análisis de procesos constructivos, medida de productividad y rendimientos en el edificio TIC’S del ITCR
Resumen
This research seeks to analyze productivity and obtain yields of selected TICS building construction processes and identify factors that low productivity, also, helps creating and feeding a database that allows computing the cost of labor from yields, which represents important information for the Engineering Office to estimate costs for change orders of future projects. Initially, activities were selected by techniques such as Pareto diagram and classifications A, B, C and Alpha, Beta, Gamma, based on the economic impact they generate. Moreover, the analysis was based on a field study, from which processes information was extracted to measure productivity and to analyze affecting factors, also calculate performance under the amount of work done. From the study of the three selected activities, structural column-walls, concrete beams and mezzanines, results of low productivity for processes such as manufacturing and casting concrete were obtained, but productivities with acceptable ranks for steel reinforcement construction, were got; thus could be identified factors and causes of low productivity. With the yields obtained, a database to calculating workforce costs was performed. Among the conclusions that could be obtained is that the size of the working groups can be reduced to optimize processes, besides, yields are unrelated to productivity, since at lower yields, higher productivity.
