Abstract

The project is develop in a paint company called Lanco & Harris Manufacturing Corporation, located in Coyol of Alajuela, and seeks to develop a Management Model that helps the Maintenance Department to align its objectives and works with the business objectives, focusing its efforts and resources in those processes relevant to the organization. This management model is a guide that provides the tools and criteria to not only elaborate, plan, schedule and execute preventive maintenance tasks, but also to evaluate the performance of these tasks through indicators and goals according to the strategic business plan. The first part of the project starts with a diagnosis from the Maintenance Department in order to know the level of management that identify opportunities for improvement. Then the strategy is planned and through the Integral Scorecard, the objectives, indicators and goals that must be met to achieve the mission and vision proposed by the company are defined. Finally, the most relevant assets in the organization are selected and the preventive maintenance manuals are made, using as a tool the criteria of the manufacturers and an RCM analysis.
