Plan de mantenimiento de las estructuras del Polideportivo de Cartago

Abstract

El presente proyecto consta del diseño de un plan de mantenimiento de las estructuras del Polideportivo de Cartago, ícono del deporte en Costa Rica, al albergar los Juegos Nacionales. La infraestructura del Polideportivo de Cartago está conformada por alrededor de 16 estructuras, especializadas para atletas y público en general. Su construcción inicia en 1998 y, desde entonces, se ha puesto más interés en su crecimiento que en su mantenimiento. La creación de un plan de mantenimiento surge de la necesidad de la Junta Directiva de dicho ente de realizar esta clase de labores, debido al mal estado de todas sus estructuras y a que no cuenta con los procedimientos para desarrollarlas. Dentro de los objetivos que se plantean, está recopilar los antecedentes históricos de construcción y mejoras realizadas; definir, determinar, diagnosticar y clasificar las patologías existentes y sus principales causas; formular y asignar soluciones a los daños encontrados y, por último, desarrollar el plan de mantenimiento, su presupuesto y recomendaciones de desecho, para un mantenimiento preventivo y correctivo. En cuanto a los resultados, destaca que la condición general de las estructuras es deficiente e inaceptable, por lo que se requiere una pronta intervención correctiva para asegurar la vida útil y seguridad del inmueble. Finalmente, se concluye la importancia del mantenimiento en especial para instalaciones de alto uso, para evitar un mayor daño y un mayor enfoque de recursos a su reparación.The present project consists of the design of a Maintenance Plan for the Structures of the Cartago Sports Center; national sport icon hosting the National Games. The infrastructure of the Cartago Sports Center is comprised of around 16 structures, specific for athletes and the general public. Its construction began in 1998 and since then it has been more interested in its growth than in its maintenance. The creation of a maintenance plan arises from the need of the Board of Directors of this entity, in performing this kind of work due to the poor state of all its structures and not having the procedures to develop them. Among the objectives that are proposed are to compile the historical background of construction and improvements made; define, determine, diagnose and classify the existing pathologies and their main causes; formulate and assign solutions to the damages found; and finally, develop the maintenance plan, budget and waste recommendations for preventive and corrective maintenance. Among the results, it is highlighted that the general condition of the structures is deficient and unacceptable, which is why a prompt corrective intervention is required to ensure the useful life and safety of the property. Finally, the importance of maintenance, especially for high-use facilities, is concluded to avoid further damage and a greater focus on resources for its repair.
