Abstract
El presente proyecto tiene como objetivo principal el diseño de un Modelo Integral de
Gestión del Mantenimiento para la Corporación Arrocera de Costa Rica S.A. (CACSA), con la
finalidad de mejorar la eficiencia operativa, reducir costos y aumentar la confiabilidad de los
equipos críticos de la planta. A través de una auditoría basada en la norma COVENIN 2500-93, se
diagnosticó el estado actual del departamento, revelando un nivel global de inocencia (24%),
caracterizado por una fuerte dependencia del mantenimiento correctivo y por avería.
Además, mediante un análisis cualitativo de criticidad, se identificaron 17 equipos clave
que presentan vulnerabilidades operativas importantes, destacando principalmente al compresor
Blower. A partir de estos resultados, se propuso un modelo estructurado que incluye cronogramas
anuales de mantenimiento preventivo, plantillas estandarizadas para recopilación de información,
y un Cuadro de Mando Integral (CMI) con indicadores estratégicos alineados con la misión y visión
de CACSA.
Para validar la viabilidad económica del modelo, se realizó un análisis financiero
considerando distintos escenarios de ahorro, determinándose un escenario realista con una
reducción de costos estimada del 30%, que genera un VAN de ₡18,857,586 y una TIR del 42%, lo
que indica una sólida rentabilidad económica.
Finalmente, se desarrolló un prototipo funcional basado en Arduino para monitoreo en
tiempo real del equipo crítico seleccionado, demostrando una respuesta efectiva a los cambios
térmicos en menos de 5 segundos y un sistema robusto de alarmas, validando así su utilidad como
plan piloto mientras se implementan soluciones más avanzadas y permanentes.

Based on these findings, a structured model was proposed, including annual preventive maintenance schedules, standardized data-collection templates, and a Balanced Scorecard with strategic indicators aligned with CACSA’s mission and vision. To validate the model’s economic viability, a financial analysis was performed considering different savings scenarios.
